Home insurance

Your house is probably the biggest thing you own. A home policy pays to rebuild it, replaces what is inside, and covers you if somebody gets hurt on your property. Carolyn writes these through several carriers, so the quote you get is the one that actually fits your house instead of the one company she happens to work for.

What it covers

Plain descriptions of each part, and what it actually does on the day you need it.

  • The house itself

The structure, the roof, the siding, the furnace, and the wiring. If a tree comes through the roof in a February storm, this is the part that pays to put it back.

  • The garage, the barn, the shed

Detached buildings are covered too, usually at a percentage of the house limit. A lot of properties around here have more outbuilding than the standard percentage covers, which is worth checking before you need it.

  • Everything inside

Furniture, clothes, tools, appliances. Ask about replacement cost rather than actual cash value. The difference shows up the day you file a claim, not the day you buy the policy.

  • Liability

If someone slips on your steps or your dog bites the mail carrier, this pays the medical bills and the lawyer. It is the cheapest part of the policy and the part people carry the least of.

  • Somewhere to stay

If the house is not livable while it is being repaired, the policy covers a rental or a motel so you are not paying a mortgage and a hotel bill at the same time.

More than the average house

Single-wide and double-wide mobile homes, older homes the national quoting tools won’t touch, brand-new homes, and builder’s risk while the house is going up. If it’s where you live — or where you’re about to — Carolyn can probably write it.

Worth a call if

  • You own a house in Fayette or Greene County and your renewal just went up with no explanation.
  • Your home was built before 1960 and the national quoting sites either refuse it or price it strangely.
  • You have outbuildings, a wood stove, or a detached garage that the last agent never asked about.
  • You are buying and the closing date is coming up fast.
  • You live in Pennsylvania and own a second property across the line in West Virginia.
  • You live in a single-wide or double-wide mobile home and want it properly covered.
  • You’re building a new home and need builder’s risk during construction.

Why the local part matters on a home policy

Rating a house well means knowing the house. Carolyn knows which streets in Masontown have the old knob and tube wiring, which properties sit over abandoned mine works, and which carriers will write a home with a wood stove without tripling the premium. An online form does not ask any of that, so it guesses, and the guess is usually expensive.

Mine subsidence is not in your policy

Fayette and Greene are both coal counties, and a standard home policy does not cover damage from an abandoned mine settling under your house. Pennsylvania runs a separate program through the Department of Environmental Protection for exactly this, and it is inexpensive. Carolyn will tell you whether your address sits over old workings and how to get that coverage added.

Questions people actually ask

How much does home insurance cost around here?

It depends on the age of the house, the roof, how you heat it, and how much coverage you carry. That is not a dodge. Two houses on the same street can price very differently because one has a twenty year old roof. Send Carolyn your current declarations page and she will tell you what she can do with it.

My roof is old. Can I still get covered?

Usually yes, though some carriers will only pay actual cash value on an older roof instead of full replacement. Others will not write it at all past a certain age. This is exactly the kind of thing where having several carriers to choose from matters.

Does my policy cover flooding?

No. Flood is always a separate policy, and that surprises people every time. If you are near the Monongahela or in a low spot, ask about it before the water comes up rather than after.

I have a wood stove. Is that a problem?

Not a dealbreaker, but every carrier prices it differently and most want to know it is properly installed and inspected. A photo of the stove and the clearances is usually enough. Tell Carolyn up front so the quote is real.

Can I bundle my home and auto?

Yes, and it is usually worth doing. Bundling is often the biggest single discount on either policy. Carolyn will quote them together and separately so you can see the actual difference instead of taking her word for it.

What if I rent instead of own?

You want renters insurance, which covers your belongings and your liability but not the building. It is cheap, and if you are renting near the university in Morgantown your landlord probably requires it.
